The Property Search page has a map that shows Greenville County and also shows the different areas that are specified on each of the home listings. You can query homes by area once you decide which area you like the best. Areas 70 through 76 are the areas located in Downtown Greenville. Areas 10, 20,21,22 are the southern portions of Taylors and Greer that are closest to Downtown and are a little more developed then the northern portions of Greer and Taylors that are located in area 13. Greer is growing rapidly and is located on the east side of Greenville County and west side Spartanburg County. Simpsonville is another area of Greenville County that is rapidly growing. You can find homes in Simpsonville in areas 30,31,32, and 41. Homes in Fountain Inn can also be found in area 41. Homes in Mauldin can be found in area 40. Travelers Rest can be found in areas 12 and 62.
Greenville is located in an area called the Upstate of South Carolina. The Upstate is the second largest metropolitan area in South Carolina. Greer SC and Simpsonville SC are two of the fastest growing areas in the County of Greenville. Greer and Simpsonville are basically the suburbs of Greenville and real estate in these areas are becoming more and more in demand.
South Carolina is starting to grow rapidly. The mild climate and low cost of living are two of the major factors in South Carolina’s growth. There have been quite a few people from Florida that are starting to choose South Carolina. Florida has been hit quite hard with unbearable taxes and insurance rates in the past few years. The low cost of living that South Carolina provides is becoming more and more attractive to Floridians. Some of these Floridians are people who had moved to Florida from areas like New York, New Jersey, Connecticut etc. and they have decided to come half way back to South Carolina. We lovingly refer to these folks as “Halfbacks”.
One thing to consider when purchasing a home in this area of South Carolina is the zoning. Residential zoning in Greenville County does not differentiate between stick built homes and homes that are not stick built. Parcels of land may have restrictions that forbid mobile homes, but the county does not restrict whole areas of land. For example, there are not any portions of Simpsonville or Greer that are reserved for only stick built homes unless a property owner or homeowners association has placed restrictions on the land. Therefore, when you are looking to buy a home that is not in a subdivision you really need to check what can be done with land adjoining and near the property. Restrictions vary and not all restrictions are bad.
